Conditions of Letting

1. The properties are available from 4pm on the day of your arrival and must be vacated by 10am on the morning of your departure.
2. Please let us know as soon as possible if it is necessary to cancel your holiday and we will do our best to re-let it.  If we are unable to do so, all payments will be forfeited.  For this reason we strongly recommend that you take out holiday insurance.
3. In the unlikely even that your property is unavailable (for instance fire or flood) every effort will be made to provide alternative accommodation or a complete refund will be given.
4. The number of people accommodated in each property must not exceed that stated on the reservation form and all persons staying overnight must be listed.
5. You agree to keep the property, furniture, fittings and effects in the same state of repair and condition as at the commencement of the holiday.
6. The property will be in clean condition on your arrival.  You and all members of your party agree to leave the property in a similar state of cleanliness.  We reserve the right to charge for any extensive additional cleaning required if the property is not left in a similar condition on your departure to that which you find it in.
7. Please advice of any breakages, damage or loss and we reserve the right to charge for any damage, breakage or loss.
8. A deposit is payable on booking of 25% of the appropriate tariff.  Your booking will only be confirmed following the receipt of cleared funds of the deposit.  The deposit forms part of the total tariff for your holiday.
9. The balance is payable not less than 6 weeks before the start day of your holiday.
10. We reserve the right to treat the booking as cancelled if the holiday has not been paid in full 6 weeks before the start day of the holiday.
11. We reserve the right to all reasonable access to the properties.
12. Smoking is not permitted in any building.
13. The owners, its servants or agents do not accept responsibility for loss or damage to guests property or personal injury caused.
14. Dogs are welcome by arrangement at an additional fee of £20 per week per dog.  For the consideration of other guests, we do request that when exercising your dogs, they are kept on a lead at all times and that any ‘mess’ is cleaned up.  We also ask that dogs are not allowed on the furniture or beds and that they are not left unattended in the properties.
15. You agree to leave the property locked and secure if left unoccupied during your holiday.
